entry:As this sites Webmaster, I will start this program with a very important post I copied from SCPOA site. This is to all of you inquiring of an advertisement that has been circulating around California regarding a place called Shelter Cove, in Southern Humboldt County or just the curious/uninformed. I am here to set all of you straight regarding this extremely misleading and erroneous solicitation. Shelter Cove is located on the San Andreas Fault Line, on the ocean. Due to the extreme winds and the location, homes must be built to withstand high winds, Exposure C and D levels, according to the UBC code, which is the counties bible. Also, homes must be constructed 50% greater (stronger) than normal construction, and foundations must be built to Seismic IV requirements, all regulations established and adhered to by the county. There is specific Design Review Criteria as well. Power is not available to many, many areas, there are line extension costs now, approximately $2000.00 a pole or more, past one pole. There is no telephone service as well, and extremely costly too.Many, Many lots in the subdivision are unbuildable due to the over 30% slope requirements and drainage problems. Leach lines and septic systems cannot be located within 100 feet of a natural drainage course, and septic systems are not allowed on lots over 30% slope. Hundreds and Hundreds of lots are not buildable!!! Buyer Beware!!! Possibly lots may not pass a Geological Test, which are required on many, many of the lots by the Humboldt County Building Department. You cannot park any RV whatsoever on your property, UNLESS, you have valid Planning and Building Permit, AND you have hooked up to utilities. Then you can place an RV while you are building for 6 months, and receive an extension for 6 months more, IF you are showing progress on your project. Remember, folks, this is a subdivision, located in the Coastal Zone. Not rural land!!! There is no acreage in Shelter Cove, just individual small lots. There are many other rules and regulations, off-street parking rules that are very strict, archeological studies zones, etc. So, in summary, you have Environmental issues, Building and Structural issues, and Design Review issues. Do not be caught up in this scam! BUYER BEWARE! You could be stuck with a pig in a poke, just like hundreds and hundreds and hundreds of property owners, since 1965!!

entry:I just recieved a letter from a company called Norco Systems Inc. offering apprasal's at low cost. This service includes Market Value, Description, Size, Zoning, Market Analysis, comparable sales, photos of your land, general+specific location maps, general info and broker list all for $97....another buyer beware service! They have scanned the county address of property owners and dont even have a website. Its an Arizona based company so you wont have much recourse if frauded.

entry:Shelter Cove is a small town of approximately 150 residents that lies at the south end of the King Range and the "Lost Coast." This coastal area is one of the least accessible stretches of coastline in California. The King Range comes to an abrupt end at the edge of the sea, forming a giant well of rock, the likes of which are found at few other places on Earth. The highest point in the King Range is 4,087 feet and less than 3 miles inland. In many places, there is no beach at all, just sheer cliffs nearly straight down. At others are narrow strips of black sand beaches at the foot of the cliffs. This rugged terrain forced the builders of Highway 1 to go inland around the King Range. With this obstacle to transportation, mostd settlements, businesses, and now tourists have bypassed the area, hence the "Lost Coast" is only lost from the encroachment of modern civilization. In fact, the area has been continuously inhabited for over 2500 years. First by the Sinyone and Mattole Indians who left evidence of their presence in the form of shell mounds, called "middens", scattered along he beach. White settlers came into the area about 1850 and brought livestock to take advantage of the abundant grazing land. This was the cornerstone of the local economy for nearly 100 years. Planning for the conservation of the King Range was started as early as 1929. Introduced in Congress in 1962, it became law in 1970 by the establishment of the King Range National Conservation Area. This will insure the King Range is preserved for generations to come, and that the "Loast Coast" remains lost.

This is whats called a land grab and your rights to your public land will be affected and controlled by the wrong people. Look at how they manage what they have? F- score...Lets take the W out of wilderness and put the management back in the hands of the voters.

entry:KING RANGE NATIONAL CONSERVATION AREA WEATHER From October to April, the King Range wrings moisture from Pacific storms, making it one of the wettest spots in the U.S. Local weather stations typically average 100+ inches annually of rainfall, and during wet years, 200+ inches can fall along the Lost Coast. Snow can blanket the higher peaks after storms, but typically doesn't last for long. The coast rarely sees frost or snow. Sunny weather hikes are still possible in winter during breaks between storms. Scattered showers can linger into early June. From May - September, the King Crest is normally warm and dry with temperatures reaching the 80's - 90's in mid-summer. At the base of the peaks, the King Range coastline sees less of the cool fog that characterizes much of northern California's Coast, but coastal weather is still highly variable -- one day may bring fog, drizzle and 60 degrees, while the next is a dry 85 degrees. Prepare for rapid weather changes by bringing plenty of clothing layers. Always carry rain gear on extended hikes. Summer winds along the King Crest and Lost Coast Trails are often very strong and erratic. Plan to choose a sheltered camping spot and secure your tent.** DO NOT TURN YOUR BACK TO THE OCEAN; BE WATCHFUL AT ALL TIMES ** The ocean along the Northcoast of California is very unpredictable. Visitors should never attempt to swim or enter the water along this stretch of coastline. The water is very cold and survival is limited to 20 minutes without a wetsuit. The Northern California coastline has very strong undertow and rip currents. A phenomena known as `rogue´ or `sneaker´ waves also occurs along the Lost Coast Trail. These are larger than normal waves with high energy that can race far up the beach without warning. Unsuspecting hikers can be washed out to sea in an instant from these unusual occurrences.

entry:Hey there, I am rather peeved about the grates on the drains at the golf course... They're breaking the deer's legs as the bars are spaced too far apart and the deer fall through. This is an easy fix, but it's needs kid power.. (Kids doing civic things with string stakes and cloth). Most deer won't step into soemthing that looks like it's raised above ground level... and Rudolph won't bust a limb. Any ShelterCove Teachers or Scout Masters listening?? RobV. Native Californian.

entry:I went to shelter cove to LOOK AT on of the lots that are frequently auctioned for under $10k. The lot went in about 20 feet from the curb and then dropped straight down a ravine about 160 degrees. NO HOUSE COULD EVER BE BUILT THERE, so i do not know what good power to the lot is. I did however end up buying a flat ocean view lot for $25k from one of the 3 local realtors. I suspect less than half of the 3,000 lots are buildable, so don't buy unseen!

entry:Family of 4 looking for a place to rent in or close to Shelter Cove starting in July 2004. We're finally building our dream home! We've owned the property for years and the plans are in the works. I'm beginning to panic about finding a place to live while we build our home. We may need to rent for up to a year. entry:I have the most prime view lot on the south end of the resort at 1800ft above all the fog lines. It faces to the south and it overlooks the Sinkyone Wilderness instead of rooftops as most view sites do. It has an old pine tree 22' around the base and is said to be worth 10 grand cut. The lot next door to the east is built already and the other side lot could be bought for 100 grand. i was going to build, but now I will sell for $130,000. entry:Hi, Hello I also own a property at Shelter Cove in the Sewer District. I bought the lot sight unseen at an auction. The lot turned out to be OK over all. It is not a steep lot. It is actually pretty much flat, except it is 10-15 feet below the main Shelter Cove Road. I have only seen it from the Road, as it is full of tall trees. I think there is a creek close by the lot.To get an ocean view,one must built a tri-level house with the ground level being the Garage and or Utility room for Furnace, etc. I am looking for a good contractor with reasonable cost. entry:I bought a lot on Spring Road just above Madrone back in 1993 and still enjoy just going up there and trimming the fir trees and coyote brush every three years. The addiction of the Cove starts after two days of living, breathing, and seeing those sunsets and low fog banks envelope this area. It might be on a faultline but this world with tsunamis, tornados and hurricanes is just part of the track of life. It is worth it.

The first few postings are a day apart from each other and I have to say, I felt they are there to discourage anyone from buying property in shelter cove. The rest of the postings are more reasonable. This makes my convication even stronger that if someone is willing to go to these lengths to design a website to discourage further investers, it must be worth the drive to at least visit the place It just may be the slice of heaven we are looking for BTW, my husband and I are looking for land property preferrably off the ocean or have an ocean view, Please post if anyone has it for sale Price we are willing to pay depends on the property--can pay upto $400,000 Thanks
