Comments:I brought this house in 2002, right from the beginning we're having issues with water dripping through windows. Today Mar18,2008 we have water dripping through our kitchen window wall. This guys are not good and responsible in help. We called 10 times to get the representative to look at it till now they haven't responded. I would not recommend this builder to anyone. We are having problem with windows, installation fixtures, mirrors etc. Thanks, Surya

Comments:Do I have to accept that piers be installed from within parts of the house instead of by tuneling from the yard? I purchased a new construction home in January 2007 and have foundation problems. Woodhaven/Vision has verbally acknowledged that a problem exists and has represented that piers will be installed to stabilize the foundation. Woodhaven/Vision has agreed to have piers installed without going through the main structure, but is insisting that I have to accept that piers will be installed from inside the garage and from the inside (for a separate structure) which is currently occupied by a tenant.

Comments:I'm Mike Lawyer ,mentioned below. I didn't put our letter on this website. I don't know who did, but it's OK that it's here. It's a copy of the letter that my wife and I sent to the Texas attourney generals office. The letter was forwarded to Contiental Homes by the AG. After Continental got this letter DRHorton took over our case, but it was too little too late. It's been about four years now, since this nightmare started. We finally walked away from that house. About a week after my son's first birthday. I bought it for him and he doesn't even remember it. We had to move to a terrible appartment in a terrible school district. My oldest step daughter failed the sixth grade and met a bunch of terrible kids with terrible attitudes. My other stepdaughter had to repeat kindergarten afer we moved again back to the good school district. I can't buy a house because of this mess, even though I have a good job now after contracting for five years. If anyone knows what to do I'd appriciate any advice. I couldn't find anyone with any advice good or bad at the time. As always, there is a whole lot more. We're still together. Thanks for listening. Mike Lawyer >jm@lawyer.com<

Comments:I just want to thank you for all of the obvious time and effort you have put into this information packed web page you created. You have really done your homework and I hope everyone that needs to find it - finds it. Unfortunately you must have been put through the ringer with you homebuilder - and I am sure many many more families have - thats why I really appreciate your site because with the obvious amount of effort it takes to get a builders attention, most people give up at the first few hurdles because they dont know where to go. Thanks for educating us :)

I was looking into Woodhaven but have determined based upon your postings that they will not be hearing from us. As an attorney, I am disheartened to hear of all of the lies and deceit but even more disappointed that I do not hear anyone speaking of filing complaints with the better business bureau, making demands for your money or filing lawsuits. Hold these builders accountable so that they are eventually deterred from wrongdoing. Breach of contract, Deceptive Trade Practices, Fraud etc. Let them know you will not stand for their trickery. Good luck!

Comments:Edgar Houghston and his son and daughter were our home builders. We have begged for help from his for 3 years. To this day we have not gotton any issues solved. As they are building issues and not appliances, the warranty is not any good. The window framing has settled and pulled away from the brick, the wood was wet when installed, tiles have repeated busted the repair he sent at first replaced the title and had is setting 1/2 higher than the rest, the driveway is cracked, the paint washes off. These are but a few. Neither him or his office, the Ga Builders Assoc, or the developer Jim Albright will assist. The is a push in the house of Ga to licence and regulate builders, please support this act.!!!!!!!!!! And do not let Houghston build a dog house for you.

Comments:Well, here we go again and nothing over the 5 or so years on this web site has changed with Woodhaven!!! I live in a great community devoloped by Woodhaven. What makes it great are the homeowners here. The down side is the devoloper, Woodhaven. They have a HOA that they (or we) pay for that does NOTHING!! They have homes they build that are poor workmanship to say the least, and they have VERY EMPITY PROMISES.. People here were promised parks and walking trails, we have a "Pocket Park" (what ever that means} that my 2 year old gets bored with in minutes. Nothing like what they promised. We are fighting for more lighting in the neighborhood so school children will not be in danger in the morning catching the bus in the winter. The construction workers speed like mad up and down our streets, but local law enforcements hands are tied because we are "Private Property", we are like a Wal-Mart parking lot, no tickets can be issued. We did get a newspaper stand in the neighborhood only to have the "Woodhaven appoined" HOA committee pull it out. Crazy since on Sunday I would be lucky to get the paper, it was always sold out.. We loved it. We will get a certified letter saying we need to bring our trash can in from the street within 24 hours, we have to pay for the cost of the letter.. All of this goes on in a Woodhaven Community. I do not have a Woodhaven home, thank goodness! I have a Mercedes and love my home. They are always wanting our satisfaction. We have never had an issue with our home that did not get corrected to our satisfaction. What I am saying is, STAY AWAY FROM WOODHAVEN, NOT JUST THE BUILDER IN TEXAS BUT THE NEIGHBORHOODS THAT THEY DEVOLOPE.. Good luck to all who have to deal with them...

Comments:Add me to the list of suckers. I bought with P.D. Hartz Townpointe subdivision in Tinley Park, IL. I have pages of complaints and have only been in the house a little over 30 days. Wonder what excuses they will use to get out of fixing them. Anyway, beware if the contract specifies that you cannot have an inspector look at the house. Only my husband and I were allowed during the walkthru. They used two different runs of brick on the house. It looks like crap. They didn't care. Am talking to all the neighbors and am finding out they have problems too. What a nightmare. I would never build with P.D. Hartz or Hartz Homes again.

Comments:I want to thank everyone for informing me on the situation with Woodhaven homes. After finding a similar site about First Texas homes and how terrible they were, I was directed to an American Homebuilders link which suggested that Woodhaven is one of the top five builders in the DFW metroplex. If this is true, I don't know where to begin to find a quality home. I encourage everyone to voice there opinions about the trouble they are having with homebuilders, and maybe together we can force these people into being honest builders and realizing you can't get over on the customers, because it us who allow them be in business in the first place.

The Superior sound proofing that was sold to us via their sales office, turned out to be a scam. My husband and I have spent $200,000 to hear every conversation, every footstep, all movement is felt in our unit. Even now as I write this email, my walls are shaking as the people below us are just simply trying to live their lives. I am greatly disturbed. Our new home has turned out to be a living noise nightmare.

Comments:Neumann Homes: I signed the contract at NeuFairfield, Joliet in mid-March 2005. I was told that completion of my home will be August/September. At the time, I thought that this would work out great as my current lease was not to expire until November 30th. I signed off on all my options mid-May 2005 <which needed to be done before they can start building my home>. In June, I was told that they release 4 homes a week to start groung-breaking and that homes take 75-90 days to complete. The end of June came, and each week my home was pushed back. In July, they now estimated a start time of 1st week of August, with closing in October. I've been to the sales center every weekend, talking with the sales rep informing her of my lease experation date, and that I will be out of the country for business starting the day after Thanksgiving <therefore, needing to close before Thanksgiving>. The reason for the trip was for a promotion that I was going to get at work and needed to go for training. Neumann Homes told me, not a problem. They finaly dug the whole beginning of September. It is now the last week of September and all I have is a foundation (the entire month of September just to pour a foundation!!!). The expected completion date is now set for sometime in December which means that I will be homeless come December 1st, will give up my work trip <which included getting a promotion>, not to mention the mortgage interest rates climbing each month. Thanks Neumann Homes. After reading other complaints about Neumann homes, I can't wait to see what I'm in store for after <if ever> I close.

Comments:I had to have a place to move before the end of August. I purchased a home a spec home from WOODHAVEN Homes. In the interum my sales representative left. I had a closing date before I had my contract approved. My credit was approved by Wood Haven, and I paid for an appraisal. I waited weeks and weeks and then they told me my credit score changed. However, the home I purchased was all of a sudden sold by the other sales representative in that community. I want my appraisal monies back. I understand the new people who the sales representative sold my home to, they used that appraisal, so I actually paid for an appraisal for someone else..they tell me this appraisal fee is not refundable. How can it be not refundable when someone else used it, let them pay for it. Because this company did not want to pay my sales person they botched up my contract so that the other sales person could write a contract on her own people. I feel that they screwed me out of my home, and that good sales representative, who had integrity and honesty, just so she would not get paid on it....and are trying to get me to build a house with them anyway. Which does not make sense to me. I would not buy a home from a company that is dishonest.

Comments:I built a home a little over two years ago. I have had over 9 different leaks in my brand new home. The leaks were noticed right after we moved in. Parkview has attempted to repair the home multiple times. Parkview ripped the exterior stucco off my home, replaced windows multiple times, replaced the flashing, reinstalled doors, painted, caulked etc... 6 leaks still remain. Just in a 6 month period alone I had to endure 75 plus days of repair attempts. Each time they caused more damage to my home or did sub standard work. Still no resolution to the problem just a bunch of guess work. My family has been exposed to freon leaks and mold (daughter allergic to dust and mold), foul mouth contractors, incompetence, shotty work that clearly violates construction standards. They taped around my windows, failed to install hurricane straps. I find this absurd considering Florida suffered 4 hurricanes last year. The window installers response was "I didn't know this was going to be inspected boss." Some windows could even be rocked back and forth after completion. I don't believe they've pulled a permit for any of the work they've conducted on my home since we moved in. Contractors damaged my wood floors, wallpaper, custom interior paint, landscape, ripped drywall out etc.. My family had to sleep in one room for a number of days. They are now suggesting we close up the home even though mother nature has recently proven that we still have multiple leaks. Multiple homes in this neighborhood have leaks. Parkview recently was suspended by the Better Business Bureau due to unresolved complaints. I believe we have some design issues. The builder had only built this model once before. I have dealt with 7 different warranty managers. The owner doesn't respond to my complaints even though his web site claims he cares about his customers. He states, "The secret of our success is very simple, the entire family has made a personal com! mitment to customer satisfaction and service." I could argue otherwise. Still to this day no one has identified the source of the leaks. They just continue to apply band-aid fixes and tell me it's my responsibility to caulk my windows. I maintain it was their responsibility to deliver a leak free home I and my family can feel safe in. Air quality reports show elevated levels of mold. My 2 year old daughter is allergic to mold and she's suffered from an extreme skin condition since we moved in to this house. Parkview now states it's ok for your house to leak if it's not significant. I say 6 leaks is significant. I walked around my neighborhood this week and saw a water extraction company at 3 different homes and a 4th home having a window replaced. I drove to another Parkview neighborhood and found 2 homes having their windows redone. How far does this problem go? What's hiding / lurking behind parkview walls? I bet a lot of homes have mold. I had many other problems too many to list here.

Comments:More on Neumann Homes. I wish I would of thought to check a website to research Neumann. Here are more facts about Neumann homes. The wallboard they use is 3/8", standard is 1/2". The bathroom counters are 3 1/2" short of standard. I finally got part of my 45 day warranty list done by filing an on-line complaint with Better Busines Bureau. I could not sign off of the first round because the work was shoddy and incomplete. Neumann collects a $240.00 fee from our neighborhood to run our HOA. Plans for fences, ect need to go through them, but they ignore your request. They are not considerate enough to return phones calls. I had to go through BBB again, to get my fence plans approved. I have a 45 day list that is incomplete for almost 3 months and now their response is "why don't we wait till the 6 month walk". As people move in there are more and more issues with the grading of these yards in Woodstock, IL. Neumann homes are poor quality. They use the cheapest materials available and skimp on everything. Once you have closed they could care less about correcting their inadequate work. Do your research before you buy Neumann Homes. They are proffesional liars. If you are considering a Neumann Home, please feel free to e-mail me and I will be happy to correspond with you.

Comments:I'm not srue if this applies to us but I will tell our story anyway. My husband and I have been trying to build our home for 3 years now. We initially bought a lot and then hired a builder who we thought would complete our home...well three years and $150,000 later we have nothing but a retaining wall and possible litigation against our former builder if things don't work out in mediation. I am truly heart broken as I thought we would be in our home by now. I would love to be in a house complaining about something not being right but we are not even at that point. We subsquently hired a new builder who is great but having to pay for the mistakes of the previous builder. We are keeping the faith that things will work out.

Comments:I moved to Woodstock, Illinois from McKinney Texas. We had a D.R. Horton home there. I didn't think I could find a company that was worse in responding to customer service. Boy was I wrong. We purchased a Neumann Home. They build in Northern Illinois, Southern Wisconsin and Colorado. FIrst off the corp of engineers must of been drunk when they designed the drainage on our street; Redwing Drive in NeuCounry Estates. We had a swail taking up half of our backyard. Other folks had standing water. It took the city to threaten to close them down to correct our situation. By the way the city of Woodstock have stated that they can't wait till Neumann is out of Woodstock. Neumann homes must hire a secret shopper to find the cheapest, most useless items to put in their homes. The door locks after 2 months don't work ,the smoke alarm batteries are dead after 2 months, ect. There is no quality to this home at all. There are drywall tape marks on all the ceilings. Memorial day our basement was under water because of the cracks in the foundation. We were told twice on our walk-thru that the cracks were fixed correctly. We have a huge list of repairs that are not being taken care of despite several conversations with Neumann. When our basement leaked and I was angry the so called "fix it" guy screamed back at me. He was off on one of his perk vacations for "not fixing homes and saving money". My advice is DON'T BUY NEUMANN. When they sold you the extras and believe me everything was extra they showed you one thing but installed it a different way. We were shown a refrigerator water line that cost $200.00. They showed us a nice hook-up with a wall box and a fitting. What they did was drill a hole in the flooring and stuck the water line through the floor with no fitting. DON'T BUY NEUMANN! Talk to anyone in NeuCounty Estates that have a Neumann home before considering them.

Comments:I purchased a WOODHAVEN home in March 2000, the the PINEHURST subdivision in McKinney, TX. I had originally put a contract down a ranch home, but found that it would have been too small under the circumstances that I was going to have two roommates moving in with me. So I changed the contract to a larger two story. In doing so, the sales agent had immediately dropped $11,000 off the price of the home, so I thought I was getting the deal of a lifetime, with this being my first home ever to purchase. During the walk-throughs that I was given before closing, I obviously noticed things that I seen to be wrong and they were fixed. There were things that I asked to be replaced, like trim board that were damaged from mowers taking care of the lawn while the home was vacant. The damaged areas were repaired with wood filler and is now expanding and swelling, looking hideously bad. A few months after moving in, I noticed birds nesting in my home under one of the eves where the trim boards were cut at the wrong angle and too short. I called WOODHAVEN and asked them to send someone out to fix the problem, but to this day the problem still exists. WOODHAVEN homes SUCK. They are the most inefficient homes built in the DFW metroplex. I pray sometimes that a natural disaster (tornado) would distroy this home because the value of it has gone down every year that I have been here. Decreasing faster than the loan is being paid. The back entry door leaks when it rains hard, and the entire door frame is already rotten and falling apart. The windows next to the backdoor leak when it rains, and not a cause of the window, but the framing around the window... it was like water running out of the wall. The windows used in this home were General Aluminum in Carrolton, TX. They all leaded and were not sealed properly, which they are under warranty and I have a technician come out to repair them. He didn't reseal the windows, but rather put a silicone caulk around the glass frame. It looks like crap, but I don't have the window leaks anymore. If I clean up the glass where the silicone was applied, it will leak again, so I have to live with it. The lanolium in the kitchen had been damanged and sections replaced. Noticing this when the home was brand new, was extremely difficult, until dirt starts to work its way into the cracks. Then the damage is extremely visiable. I purchased a SPEC home, and later to find out, the home sat on the market for well over 6 months waiting to be bought, but I was the sucker to buy it, because I am a first time home buyer and unaware of things to look for. About the efficiency of this home, my electric bills run over $400 a month, with the thermostat set to 77 degrees. I know other home owners with a house a 1000 sqft more than what I have and their bill never exceeds $250 having their temp set at 72 degrees. Something is drastically wrong with this home and I don't know how to get out from underneath it without loosing my butt. I am going to read the steps posted in this website hoping that it will help me get things resolved. There are many, many, many other things that I could go into. What a NIGHTMARE. I am so glad to have found this site, as I have told verbally, everyone I know that doesn't own a home, to NEVER, NEVER buy a WOODHAVEN home. I have realistate agents that I am close friends with and they also have been informed of my situation and will attempt any buyer from ever purchasing a WOODHAVEN HOME. If it's the last thing I do, it's my goal, as the owner of this website to run WOODHAVEN under the ground, so they can screw any others of what we all have gone through.... Also... there have been numerous forclosures in the community because of the resale.. plus, there have been a few homes only ask for what the loan balance was, just so they could get out of the crappy house that they have mistakenly bought. I wish everyone the best in getting their issues resolved. GOOD LUCK, DN

Comments:To Theresa White; please go to http://www.hadd.com and click on the DOWNLOADS. They're free and there is one now on researching builders. It concerns me to hear you're considering some of the builders that have numerous complaints. If you go with them, or for that matter any builder, please get a good, ethical home inspector to look at construction as it progresses so mistakes will be caught before it's too late. Also, make sure your contract allows this. Not all builders will allow you to inspect their construction which is a big warning signal right there. Good luck!

Comments:Thank you for a forum for dissatisfied homeowners--We are currently having a home built on our property by Taylor Building Corporation of America -home office is in Louisville, Kentucky--We have had multiple problems with this builder and have been in contact with many more dissatisfied Taylor Home owners--they minimize any complaint or say "we will look into it" but little is done to correct the situation--I have a feeling that their game plan is to wait until the house is completed- and knowing we are working with a strict deadline for closing( to avoid costly fees to extend closing) will have us sign off and then take forever to fix defects or not fix them at all. We hired an independent home inspector and a structual engineer due to our concerns (these concerns have been blown off by the general contractor as silly uninformed complaints--he treats us as if we are total imbiciles!!!) This has not been the happy homebuilding experience we had hoped for--I tried to research this company prior to signing contract but did not know about the various websites until recently--I called Better Business Bureau and called a couple of names of Taylor Home owners provided by the Taylor sales representative--I hope to be able to provide information (the kind of information I wish someone was able to provide to me prior to signing the contract with Taylor Building)to anyone interested in building an onsite home with Taylor. Comments:I purchased a Goff home a little over a year ago. Due to the poor development of the land and other problems we have been experiencing my house and 2 others recently appraised a whopping $0.00! Due to the fact of what we would have to disclose we will find it next to impossible to sell! So much for the "american dream" of home ownership, at least in this state (TX) the laws are all geared to protect the builder not the homeowner! I would like to hear from any other upset Goff homeowners. Please e-mail me your stories. Thanks a very upset "lemon"-owner

Comments:We also bought a Woodhaven home in Stonecrest Estates in Mesquite. This was on May 4, 2004. At that time we were given a time line and told our new home would be finished by late October or early November. At first they worked very quickly and we drove by daily and saw new additions. The first day the frame was put up we noticed that the door between the kitchen and the dining room had been framed over. We went to the sales office where we were told not to worry, it would be corrected. 4 weeks later after the electricians had run all their wires, the door was still missing and the wires to the outlets were running right across where the door should be. We also had noticed that they had framed over where a door for an upstairs closet was supposed to be. We went directly to the building office and told them. It was fixed by the next day. In late Septemeber we noticed that no work had been done on the house in over 4 weeks. I contacted the sales office who told me they were being held up by the City of Mesquite building inspectors. I called Building Code and they told me no one had contacted them to make a framing inspection. They also told me they can make an insptection on a day's notice. I called the Stonecrest sales manager back and told him I had talked to the city. He called me a couple of days later to say they had scheduled the framing inspection for October 18. After not hearing from Woodhaven after the date of the scheduled inspection for several days I called Woodhaven again to ask about the inspection. The sales manager told me the house had failed and went into a long lengthy rant about how the City of Mesquite was holding up their sales and failing their houses in their inspections. He said our home would be finished by mid December. I called the City of Mesquite today and had them fax me a copy of the framing inspection report. There were 12 infractions on the list. My wife and I are ready to walk away from the contract and look somewhere else. Unfortunately, in preparation for our supposed new home we had transferred my son into a new school this year. Since my son is a special ed student, I feel limited to having to look in the same school area for another home. We have already amended the closing date on our existing home and will have to do so againg at this point to give ourselves more time to look. Woodhaven's mortgage dept. pushed us to sell out home in August saying they needed everything in place for the supposed closing date of October. While our house sits, they seem to be starting up new houses on all the available lots. There are 2 houses across the road from our house that have sat for 2 months even though they look like they are completed. I think Woodhaven figures once people sign their contract and get emotionally invested in their new home they have them hooked. That's why they're more interested in new sales, then completing the houses they've already sold. STAY AWAY FROM THIS BUILDER!

Comments:What a story almost unbelieveable. We actually tried to buy 2 homes from Woodhaven and received neither. The first home was not purchased because they did not tell us that there was a Utility Easement running through our backyard. So we transferred to a different phase. We signed the contract and the plot plan on how our house was to sit on the lot. When the concrete forms were in place I noticed that there was a difference in what the plot plan was compared to what was being done on the land. We found out that we lost approximately 800 feet of property to a retaining wall that was not mentioned at any point in time while we signed the contract. As a matter of fact I have the paper where the Superindendant said that the wood fence that was already there was community fence insinuating that anything behind the fence was the neighbors. Later we find out that the retaining wall was ours along with maintaining it without any access but through the neighbors backyard. They offered a $1000.00 compensation and I refused because I felt that it was not enough. Instead of dropping the land premium and going on and everybody is happy. They tell me take what we give or we will give you your money back and sell it to someone else not even having any consideration for us a customer. There are many other things that happened along the way. But the bottom line is there customer service ranks at the very bottom of any business I have ever done business with. We tried contacting the Owners of the Company and never received an e-mail phone call nothing to try and get a conclusion on the land situation. Later because they did not build according to the City of Mesquite guide lines we lost the addition on the patio and our storage building and sidewalk because the drainage they messed up on would not allow it. When we would not accept their offer on the land losted, I got an attorney. It was in May of 2004 when I retained him. Four months later they cancel my contract because they were afraid I was going to sue their company. I really dont have the money to fight Woodhaven Homes but if there is any way I can WARN everybody about their non caring attitude and unwillingness to make what is wrong right. We started this contract in Jan.of 2004 and was told that completion was to be in the last part of June. It is the last week in Oct. and they are still not ready to have someone live in it yet. There are still drainage issues. We had been in Woodhaven contract since July 27 2003. We walked out of the contract in Nov. or Dec. because we were told that we did not have the privelege of seeing the soils report. But in the contract is says plainly you ask for it they will provide it for you. We looked at buying a used home in the same area as the Woodhaven because we had already transferred our kids to the school district we were going to live in. But could not find a house that we liked and the price range of the used homes were selling at or above what we could have brand new. So we went back to Woodhaven and they let us back in. There is so much heart ache to this whole mess and it is going to take time to get over it. DON'T BUY WOODHAVEN. THIS COMMUNITY IS IN THE STONECREST ADDITION IN MESQUITE TEXAS. DON'T BELIEVE ANYTHING THEY SAY READ YOUR CONTRACT CLOSELY BECAUSE IT IS FOR THEM 100 PERCENT YOU HAVE NO RIGHTS EXCEPT ARBITRATION AND THAT IS IN THERE FAVOR TO. YOU HAVE TO PUT UP $750.00 FOR THAT AND NO GUARANTEE THAT YOU WILL WIN. THEY HAVE HAD SO MANY LITIGATIONS AGAINST THEM THAT THEIR CONTRACT IS ALMOST BULLET PROOF.

Comments:I am attempting to let everyone know of a builder who does nothing but lie and deceive us homeowners in Spring Hill and Citrus county FLORIDA.. RICHARD A. VAN ORDEN DISTINCTIVE HOMES...the distinct facts are that we signed our contract aug,2003 it is now oct 2004. The stucco and exterior paintwas just completed. The interior drywall/paint/trim tile was completed over 3 mos ago, but due to the concrete walls not being sealed and the gaping holes between the arched windows and block on the exterior, the home now has water damage. The interior drywall/trim and tile has been ripped out due to this water damage. Van orden claims to not bid out his subcontractors however the sand for the stucco sat on the job site for over 3 mos, while he was taking bids for the stucco. And I know this because i happen to show up on site as a sub was putting in a bid. I began taking pictures and now have seeked legal advice. we have gathered pictures and now must sit and wait. Good luck to everyone..

Comments:I own several Woodhaven Homes that were purchased via an investor program. I am having a terrible time leasing the homes as the neighborhoods that the homes are built in are not kept up as they should be, in my opinion. There are neighbors with high grass and weeds, water standing in the streets, messy construction lots and a broken fountain. I am left to wonder, if the owners are not willing fix these problems for someone who has purchased MULTIPLE homes then how will they would treat someone who is only purchasing one home? It's worth a thought.

Comments:Hello. I came across your dream book after searching the net. I was trying to find comments of unhappy homeowners of GRAND homes. My husband and I have been through the worst ordeal and I feel I need to share it with everyone I come across now; so much so that I am creating my own 'dreambook'-and have started a blog on my story as of today. It is a work in progress but if I can help anyone else because of my story I figure it is worth it. We live in Seattle and my husband is up there working (I am currently not working and am living w/my parents while the house was being built) and we got to the point of signing the initial paperwork and securing our lot deposit, and putting down the earnest money. Grand requests that you put ALL your money down up front and then it 'comes' back to you at closing. Well, we found out from several people that were very unhappy that had either worked there and quit or bought a home and were morified at the experience and also not to mention found out that they were last on the JD Powers survey for customer satisfaction! I started to become mortified myself. Well; my husband got some new duties at work and he and his boss were discussing that the original decision of us moving down to Texas and him working from home would be a challenge- so his boss drafted a letter blah blah blah and needless to say the transfer did not go through. We called our salesperson at Grand and she said to fax the letter and we would receive all of our money back (mind you they had not even broken ground on our house yet) Well; just yesterday my husband got a letter yesterday from someone at Grand and it said that they are not returning any portion of our money and that they have no indebtedness to us basically!! Can you imagine. SO...........they have our money---$FIVE THOUSAND DOLLARS$$ and didn't EVEN have to build us a house. SO.......this is just the beginning for me. I am NOT going to stop here.....I am going to the news if I have to. Can you imagine this???? I am completely and utterly ticked off. I wonder how many people they screw? If they did this to a lot of people they would make quite a hefty profit!!! I want to know who else out there has had an ill experience w/Grand homes-----go to my blog and post comments.....http://http://ihategrandhomes.blogspot.com/I would love to hear from anyone regarding my story.........

Comments:I live in an Arlington community called Shorebreeze. I have never been so disgusted with a neighborhood in my life. One of our homeowners had a problem with the paint in her house. She says Woodhaven refused to fix the problem. So, she posted signs in the windows warning potential home buyers of the problem. It has really hurt the neighborhood. Apparently Woodhaven finally agreed to fix the problem and the signs came down. However, there are several homeowners with tall grass and trash on their lots. Also, the water fountain at the entry is often not working. The water is just stagnant. I would love to sell my house and move, but there is just no way anyone with 1/2 a brain would drive through here and buy a house. I feel like I'm stuck in "the money pit". I'm embarrassed to live here.

Comments:Woodhaven started a development in Arlington, Texas called Brighton Village several years ago. They promised walking trails and other amenities that never happened. The streets are deteriorating and MANY of the homes have gone into foreclosure. They dumped the lots to another builder and left all the residents high and dry. Their response time for warranty repairs is horrid, in my opinion. The new builder found out that the vacant lots they purchased were encroached upon by the homes already built next door. They would have had to rip up drive ways and make existing homeowners' lots SMALLER in order to fix the situation. It is my understanding that the new builder is suing Woodhaven for ripping them off. So, all the homeowners are sitting in a neighborhood with NO RESALE value. Woodhaven helped to ruin the neighborhood and then got out. Also, the neighborhood which is supposed to be gated has never had a working electric gate. In addition, it was supposed to be fenced with brick and iron and it only had iron fencing. The City of Arlington went back and made the developer add brick to the fencing. He did this by just bricking around the surrounding iron fence! Where the bricks wouldn't fit, he cut the iron fencing. It looks horrible and it is embarrasing. It is no wonder that Arlington is so far behind other growing cities such as Frisco. They do not seem to care about their taxpayers.

Comments:It's really too bad I didn't know about all of the complaints about Woodhaven Homes in Texas 2 years ago when I bought my home there. I've had so many issues I'm finally selling it. I close on the 15th of this month. Honestly, I feel that I didn't have it as bad as most of the people in my neighborhood, but it was still bad enough that I would never buy from them again. The finance and customer warranty departments were something out of a horror movie. Just to give you an idea of how crooked they are here's one example. At closing there were 10 unfinised items, mostly minor stuff, but one thing was a damaged shower pan. Some contractor had urinated in it and left it there for months with nails and stuff and it was stained and ruined. I kept complaining about it during construction and they just kept promising to replace it. On the final walkthrough I listed all of the items, including the shower pan, and the builder threw a carbon copy in my paperwork (I didn't look at the copy that day). Two weeks later I looked in the book when no one called to fix the stuff and I was asked to fax the list to them again and it was completely blank except for my signature. Of course, Woodhaven never found their copy and never did any of the work, depite their 1 year warranty. I tried for months but it was always missed appointments, run arounds, and lies all of the time. I eventually have paid to do all of my own repairs. The HOA was a total legal mess, I don't think it ever got straigten out after Woodhaven illegally sold the association to a related company. I hope others looking at buying from them find sites like this and think twice. I've since bought a DeVosta home, which is a subsidiary of Pulte, and couldn't be happier. They have completely blown me away in every respect.

Comments:Regarding the post by the person who was concerned that their company by the same name would be confused with the builder this site was inspired by: Buyers should check the state secretary of state's office for corporation registration and name of company agents when they find multiple builders by the same name. This can often tell you if it's the same company, but not always. Many builders do have multiple corporations, some in different states, but common names may be used by many builders. For example, there are numerous complaints online about a builder called Fuller Homes, a.k.a. Richard Fuller Homes. The company with complaints builds in NM and TX. It used to build in OK but if they do currently, are doing so under another name. There appears to be more than one Fuller building homes in TX and it could get confusing. I truly feel sympathy for builder who are reputable when another builder with the same name has a bad reputation in another state. If the states secretary of state offices listed ALL companies owned by the same people, when you pulled up any of those names, the good builders could easily clear up any misunderstanding. Too much protecton is given to corporations who hide behind anonymity to avoid responsibility. A business that's legit should not fear letting the public know who really owns them, and what other names they do business under.

Comments:If someone reading this message is thinking about purchasing a Woodhaven Home..... THINK AGAIN!!! I have never dealt with a company so full of lying, condescending, and deceitful people in my life. Woodhaven lied to all 80-some homeowners in our neighborhood about the existence of an HOA, then told all of the homeowners that apparently there was a misunderstanding on our part- ALL 80-SOMETHING OF US!!! Now they fail to stand up to their obligations in the existing HOA agreement, despite the fact that all of the homeowners are now forced to live under its guidelines. Woodhaven's warranty department is a nightmare, their construction quality is deplorable, and their customer service is even worse. Not one homeowner in this neighborhood is satisfied with them, and not one homeowner we know of doesn't have lingering problems. We have a lawsuit pending with them, and have also had to file complaints with the state of Texas for their failure to clean up construction sites after completion. (Throwing construction debris into greenbelt areas & a city park is not considered clean up!!) We encourage every single person we know purchasing a new home to not make the same mistake we did. Like the homeowners in this neighborhood, you will regret it.

I've heard a lot of horror stories from people who should be getting a quality product when they make the biggest purchase they will likely ever make. Problems with home builders are nationwide. There are some good ones out there too, so do your research before buying. I'd invite anyone who has posted here to visit RateYourBuilder.info and give a rating for your builder. Thanks!

Comments:GOFF HOMES built my home in 1999. It has not fallen down yet, but I sure did have trouble during the construction phase. I would hate to think what I would have ended up with had I not visited the site every day. The plumber screwed up the rough in and I ended up with a bathtub in one of my closets. They proceded to "fix" the problem by taking a jackhammer to my new slab. They tried to hide the joints in the slab with duct tape. Common sense would tell anyone that you do NOT put plumbing joints IN the slab. Upgrades that would have been hidden (and they DID try) were not done. I had to tear down all the sheetrock on exterior walls and make them do it again. I paid for R-19 and they put in R-13. I have a 90' driveway that is in terrible shape. It was the day I moved in. Three sections of it are crumbling. I was told this was not a warranty item. They did not tie my sidewalk into my driveway or the slab. This causes it to "float" up and down with moisture changes. After moving in, I noticed several areas that the painter missed. I have poor circulation in my HVAC system. The front two bedrooms do not heat/cool properly. If I have any advice to give, I would say to look elsewhere when choosing a builder unless you want to sit on the jobsite and babysit.

Comments:Just wanted to make something clear in case anyone from WASHINGTON State finds this link by mistake! My father is a well known and very reputable builder here and has been for over 40 years. His company name is also WOODHAVEN Homes!! Just wanted to clarify that this is NOT his company being written about here! This one is in Texas. His customer service is 5 star. I was filling in yesterday in the office (for my daughter) and I got one call from a man who bought a home 10months ago and said an electrical outlet in one bathroom isnt working, we immediately wrote up a workorder and sent it to the electrician, he called the guy by 1pm and it is now set up to be fixed tomorrow! Another recent story, a house that was built and sold in 1999 is now being resold to another buyer. THAT persons realtor called us and said that in a painted closed area over the dining room it appears that the subcontractor missed putting in a piece of insulation. What did Woodhaven do? They send their insulation people out to the house and installed the insulation, this is 4 years after they built it and sold it and this was for a second buyer! That is how good customer service works, I hope the rest of you suffering problems can get them fixed this easily! Again just wanted to let those looking into woodhaven homes in the state of washington that the horror stories on this site are not about the Woodhaven Homes owned by Richard Wagner in Wa.!

The paint job, throughout our home is with poor workmanship. There are many sheetrock imperfections. The walls show bumpy dented, surfaces, with visible two tone wall paint. Most of my walls look like they were delibertly scratched, poked, and chipped, and then painted with a dripping paint brush, leaving drips of paint to dry. Im too embarrassed to turn on the bright light. The builder did not put in any handrails to my stairs of 15 steps to my greatroom. The fence needs repair. The bottom step to my greatroom does not meet City code requirements. I hired an inspector to check for other problems, and he found other possible code violations. I have sent the builder letters, informing him of the repairs needed. He did not pick up my certified letters. And the repairs, still remain unresolved. We closed on August 14, 2003. We recieved a one year warranty agreement stating that our residence was built according to the required plans and specfications,as per codes and specificaions required by the City, County and State. According to the Arkansas Code law handrails are one of the requirements. Today is December 13, 2003, and we still do not have handrails. The City is aware of these problems, yet, these problems still remain unresolved. I have filed a complaint to the Attorney General Office, to my Lender, to the Better Business Bureau, to the Arkansas State Licensing Board, to the City, to the Federal Trade Commission, and to my Neighborhood Community Association. Comments:Dear Friends, RE: American Heritage Homes-St. Louis It looks like the builder wants to settle with me. They offered $3,000.00. I laughed and responded with a proposal for $13,500.00. They accepted. This is enough to cover the attorneys fees, have a 13' fence encroachment removed that was on the property when we closed, fix major drainage issues, re-pour new front steps, finalize the landscaping, and other issues. The website will be gone as soon as we settle. It just goes to show you that they cannot trust their own to complete the home up to their own standards of "quality" and "customer satisfaction" set in their advertising. I wanted to let you and others know before we settle that part of the agreement states that I will never be allowed to discuss this again, with anyone, without being sued by the builder. Attached is the entire Mutual Agreement. Can each of you take a look and tell me what you think. I value your opinion and your assistance in this matter. In addition, I have included a link to the story that aired on the local news. I had planned to add this to the website, but it will never be seen once we have settled. Please warn other homeowners to be careful when soliciting assistance from the local media. I have heard from others and also experienced first hand that they do not always tell the whole story. They were holding paper work I needed to correct my credit (which they destroyed) over my head. Just beware and do your research for a Home trade in program, We used them and it cost us dearley. The Manager Stacy Robinson, never let us know they quit making payments on the property, I only found out by accident, the property was 7 mpnths in arrears ,and went to foreclosure. Some how they bought it back from the forecloseure list, but I didn't get that paperwork either. My next step is The REal Estate commission in Austin, and maybe the Internal revenue service needs to check out the way they conduct buisness.

Comments:Well, I came this site in hopes that I would find information about my builder, Grand Homes. My Husband and I are currently building a home in the DFW area. This has been an ongoing process since May of this year. At the present time our home is still under way as far as the building process. We were told by a very uneducated sales associate that our home would be finished in 4 months. November will make it the 6th month and they are still not finished yet. I am SOOOOOOO fed up with this company!!! I even went as far as to contact the President of Grand Homes, Stephen Brooks, whom is very UNPROFESSIONAL as well! All I have to say is BE AWARE, be VERY AWARE! Again I spoke with Mr. Brooks in hopes that I could resolve the problems occuring with our home and the process and to see why we were promised things that we noticed we did not have at this point, only to be rudely interrupted by him several times and talked over. Basically, yelled at! As a CUSTOMER and told well I signed the contract! So againg BE AWARE, BE CAREFUL and do your RESEARCH! If anyone else has good or bad things to say about GRAND HOMES, I'd really like to know. Maybe that will help me decide what avenues to take.

Comments:So glad I found this web site - wish I would've found it a little earlier. I just recently bought a new home - it's my first time as a homeowner and I'm really kicking myself for not doing my homework (such as checking out sites like this). My home is considered a "fee simple home" but really it looks and feels like a townhouse, in that I share a common wall with 1 neighbor. Now I was told that each home had a firewall with 3 inches of airspace in between, so technically, I'm not sharing a wall - but I've found out the hard way that my neighbor's daily activities are heard throughout my house. Normal conversations he has on his phone are heard in my bedroom. We've even tested sound levels between our homes and have found out that while I hear everything from his house, he can't hear me at all. How is this possible??? It's been 3 weeks since I've reported this problem; the builder can't tell me why this is happening, but I have the option of either having my walls torn down and re-built or having 1 inch soundboards put in every room that shares this common wall. Anybody else out there having a problem like this? I had to buy a white noise machine to drown out my neighbor's daily activities - this is ridiculous. Anyone have any issues with Portrait Homes?

We signed over our old home to them ,paid them , closing cost, plus ,closing cost on our new home. In the mean while nothing they presented them selfs was true. The deed that we signed at closing was never turned in , they had power of Attorney, and all transactions they were doing were kept secret from us, We assumedv every thing was fine, Now they are letting the home go into foreclosure, we have a second on it as well, It will be us they come after. If anyone by the name of Mark Yaklin callls and wants to suggest his program hang up. I am doing all of the steps i can. Thanks to all that listened

I received a letter from their Attorney threatening me with a lawsuit if I do not remove my website and stop "disparaging" American Heritage by September 25th. In addition, they said since they cannot make me satisfied, they will "take legal action to repurchase my home and pursue all other legal actions available regarding the website". The problem is that they try to fix things and either make it worse or damage something else in the process. Can they force me to sell my home to them? My wife and I do not want to move! We love our location and our home. Can you assist or lead me in the right direction? Does anyone here have any experience with this type of issue or have any good contacts? St Louis, Missouri

I have been trying to "research" KB Homes, AKA Kaufman and Broad Homes since we are planning on buying one in California and have had very little luck in being able to find out information in the internet. I WAS somewhat relieved to have not seen their names here, but I don't know if that means much. My agent has told me that he would buy one now, that they have had problems in the past, but have had to clean up their act and has not heard of any complaints about the ones here in Oakley, California. I guess my only consolation is to realize that there are many shady builders out there and perhaps this one here will be okay? If anyone has any information about KB Homes in Contra Costa County, please let me know - specifically the Marsh Creek Development. Thanks to all and good luck with your situations. Nina

Comments:We had a home built by Lexington Homes Inc, here in Spokane Washington. I would not recommend hiring this builder at all. It has been a nightmare from the word go, dealing with this company. First off, they sold our lot to another buyer. They waisted months just to pour our foundation once we obtained a different lot. Now that we are moved in, months past our expectation, in 6 months time, they have not managed to do repairs on our home. We moved into a new house and it is really a major fixer upper. The master bed room toilet hasn't even worked since before our move in date, and I can not get it fixed. After 4 months of calling the plumber, he told me to go to hell. We need siding repaired, hard wood polyuerithaned again because their prized rep walked through our home with a paint brush full of paint that went all over our hard wood. I have spent endless months on the phone trying to get contractor to come back to finish work, and have yet to have any call me back. This whole experience has been a nightmare, and I would recommend never buying from Lexington Homes. Andrew Sellberg

Comments:I just wanted to say how grateful I am for all the important, and painfully sad information provided by Woohaven Homeowners. My husband and I researched homes well before we moved to Texas from North Carolina. We fell in love with the Woodhaven website and the beautiful drawings, but that doesn't mean a thing when there are so many issues. I truly understand all the issues and how hard this must be for people who invest in such an important part of their lives, a place to call HOME, only to have nightmares waiting in the background. Since this will be the first time that we will be purchasing a home, we are more careful to do alot more RESEARCH and less oohing and aahing at pictures. Thank you for opening our eyes, and we will not even give Woodhaven a second glance. Word of mouth is powerful, and we will definitely spread the word.

Comments:Lisa Shannon & Jay Michael Lawyer July 14, 2003 To whom it may concern: We purchased our Home at 4925 Lodgepole Lane in February of 2000 as our starter home, with the good faith that it was going to be an investment that we could someday sell and be able to upgrade. Unfortunately that was not the case, the home was built very quickly, as it was one of the last two homes in this neighborhood. One year after the purchase we had the house inspected so that warranty work could be completed, the engineer found numerous physical as well as structural defects, see attached report, a copy of the report was given to *** ***** at C*********l Homes so the warranty work could begin. Shortly after this we started noticing cracks in the foundation. Now two and a half years later, the warranty work has still not been completed, and we have major foundation and sewer problems on top of all the other defects in this house. Due to the economic changes I was laid off in April of 2001, and because of the flooded market took a job for less than half of my previous salary in September of 2001. At this time we spoke to several realtors and were advised to have the warranty items fixed and the foundation reinforced before it was inspected, because with foundation cracks it would not pass inspection, therefore would not be sellable. In October of 2001 my husband was laid off at the same time we found out we were expecting a baby. At this time we contacted Ms. *****, once again, on our increasing foundation failure. We were told she would send an engineer to assess the damage, after numerous phone calls, the engineer came in May of 2002, six months after we called and first reported the foundation problems. In December of 2001 we had to file for bankruptcy, during this time we really would have liked to put the house on the market and sell it, but it was not in sellable condition. We made several calls to Ms. ***** to find out the status of our foundation only to be told they did not have enough information. In October of 2002 they took more measurements, with again the same story “we do not have enough information”. After I called Ms. ***** in April 2003, because I was having trouble open two of our three outside doors and most of our inside doors, asking her “how my children were to get out of our house if there we a fire or an emergency”, the engineer came out one final time and they began repairs to our foundation in June. The effects of the foundation repairs are that we now have major sewer leaks, the entire sewer system is going to have to be replaced, and our house is still not in sellable condition a year and a half after we originally intended to sell it. Now our house is in foreclosure, and we cannot ask for a deed in lieu of foreclosure, because we cannot sell it. Which makes it virtually impossible to find any housing, being in bankruptcy with a foreclosure pending. We appreciate your time and any assistance you can be in this matter. Sincerely, Lisa Shannon and Jay Michael Lawyer

Comments:We purchased a woodhaven home in oct 2000. The day we moved in the downstairs vent was leaking water from the master bathroom. The plumber "fixed" it so we finished the signing. Now every season change, the downstairs vent leaks, they won't fix it because every time we try to prove it, it has already stopped. We took pictures but that wasn't enough. Now 2 years later they say it is too late even though they knew about it at the time of signing and we told them it was still doing it every season change. There are other houses like our model that have the same exact problem that still aren't fixed either.

She runs both the Realty & the housebuilding company. There are others who are disatisfied with their homes & yards, yet so far we're the only ones to come fwd.,b/c of the time & effort..most people just want to get on with their lives. The builder has said that we're the only one shwo'ree unhappy. She told the building inspector to tell us to "hire a lawyer"& she'd"see us in court." The Realty is: Green Valley Realty The Builder : H.Walker & Assts. We have been told that the dad had to turn the businesses over to his daughter b/c his license was pulled. His daughter now runs both the businesses. It appears the same problems that existed with her dad still are happening to new home owners. H.Waker & Assts. currently has a case against the City which is supposed to be heard in Apr/03 The Realty has 1 DV (domestic violence)case in '98 it was dismussed WITHOUT PREJUDICE. This means the complainant(s) can re-open the case if they get more evidence, there just wasn't quite enough to convict.(This is my undestanding of the "without prejudice" We are not sure under what name(s) but the builder also built in Fl. before coming to AL. We do not know why they left Fl. If anyone knows anything about Green Valley Realty of Pelham, AL. & H.Walker & Assts. also of Pelham,AL. we w0uld appreciate any help.

Comments:I am unfortunate enough to live in a Woodhaven Homes community and can persaonlly atest to the terrible customer service they provide. I even went so far as to write the CEO, but was never responded to. I recently spoke to 12 of my neighbors and they too regret their decision to purchase a Woodhaven Home. Some of the problems that have not be addressed by Woodhaven Homes are: 1) drainage problems; 2) incorrectly installed HVAC; 3) many builder defects; 4) leaking doors and windows. These are just SOME of the problems we have in our neighborhood. My personal opinion is that we would NOT purchase a Wooodhaven Home ever again! By the way, I hope everyone saw the Channel 8 Investigative Report on their shoddy workmanship. I wasn't surprised in the least!

Comments:I love this site. I saw the rerun on Rob Nelson program and had to check this out. It's disgusting what these contractors are getting away with. Fortunately, when we built our home we had checked with other customers about our contractor and were impressed. Evenson Construction is still going strong and deserves high praise for the quality and timeliness. We were told our house would be completed in 4 months. It took 5 because of wet weather. We had to wait for the basement ground to dry around the foundation and walls. If my husband saw something he didn't like, he called Dave at home at 5am because it was the easiest time to get him. Most problems were small but needed addressing and he was very cooperative. I wish everyone dealing with the "CONTRACTORS/DEVELOPERS" luck because these people have no conscience and are taking you for the royal ride.

Comments:To Brigina... We didn't find anything when we researched our builder. Turned out the complaints were hidden really well, and we now have a defective new house and a legal battle that won't go away. If you are seeing complaints on a builder, there is probably a lot bigger problem than you know. Look how long this has been going on and these customers have still not had their warranty honored. Keep in mind that most complaints never make it to the internet or any kind of PUBLIC record. Most builders hide their complaints in confidential arbitration. Take complaints seriously, don't assume ALL builders have this problem. Also, if you buy from a builder you knew had these kinds of complaints, I can tell you that if you come to a consumer board about it, those who love to play "blame the victim" will be all over you like a duck on a june-bug. A defective house is VERY expensive and time consuming, and very stressful, to deal with.

Comments:We signed a contract with Richard A. Van Orden Distinctive Homes on January 3rd. We were told that from the notice of commencement, which was given in February, that the home would take approximately 6 months to complete. It is now October 11th and we have just had drywall delivered, not installed, to the resident. We watched as our home sat for over a month at a time with no activity. We feel it would've been very possible to have the home completed at least by the end of the year yet Richard Van Orden is telling us that it will most likely be after January, possibly even the end of January, at this point. That is over a year from the time we signed the contract. We would not complain had we been able to see steady progress on the home. We are very understanding about delays caused by inspection failures and weather. What we are not understanding about is why if an inspection was failed why the problem was not corrected in a timely fashion and construction was continued. I do not believe any construction site should sit for a month without any progress.

Comments:Bought my new Woodhaven Home and after three weeks became aware of problems with the foundation. Turns out that the foundation construction had been shutdown 4 time by building insp. due to a large crack in the slab. This crack was about 1/8" - 1/4" wide and was described by the city insp as being able to drop a business card through and having it disappear. Woodhave sent their egnineer out and he wrote a letter saying that it was OK just water the foundation and bit. About a year later after I purchased the home. Cracks started appearing in the walls and the roof was leaking. I complained and Woodhaven sent out their engineer again. He further said it was OK. I hired an engineer who came out and took measurement, something that the first engineer did not do. Turns out that it will take about $40K and a good foundation repair company to make this right. SO far no reponse from WOodhaven.

It's September now, AND THEY HAVE NOT EVEN BROKEN GROUND. My wife and I are quite upset at the lack of progress and have called our rep at Neumann Homes who says "another company is doing the roadwork and surveying and they just have not met the deadlines that are in the contract. There's nothing we can really do." Last night she gave us our 4th estiamted closing month of January (at a worst case scenario), but we are actually assuming it will be around Easter. Neumann Homes doesn't care enough about their clients to enforce contracts with other developers. Ludicrous. DON'T BUY A NEUMANN HOME I hope we don't have the issues that the other person on this board had with shotty work.

Comments:Thanks for the web site and the opportunity for stories to be posted concerning this builder. If only one web site were posting stories about Woodhaven, I might tend to believe that there was just a couple of buyers that were unhappy with the deal that they made. However, this is not the only website that deals with Woodhaven homes in the Dallas/Ft. Worth metropolitan area, and where there is smoke there is usually fire. Within a short time while surfing the internet, I located 3 separate web sites that provide opportunities for purchasers to cite their unresolved problems with Woodhaven Homes and some of these alleged problems appear to be reasonably significant. My wife and I were going to open discussions with Woodhaven homes to build us a new home, but I think we will now look to different builders. In our opinion, the purchase of a new home is just too much money risk on a builder that has had so many prior purchasers have alleged problems.

Comments: This inquiry is for a new home construction. I sign a contract for a new home 3 Jan 2002 with a closing date of 31 May 2002. Builder and agent sign and acknowledged. Loan was approved. To date home has not been finish. At the time of contract signing it was agreed that there was changes to the plan by the advice of builder. Builder agreed to provided updated plan by 9 Jan 02. Builder did not comply. Because of constant inquiries through agent builder finally provided new plan May 2002. Found out through county records that builder did not file for the building permit until 14 March 2002. To date have not been provided with an excuse way! Also to make it worst builder file with old construction plans. Builder was made to re filed with revised plan and corrections. He didn’t do this until a couple of weeks later. Permit was finally issued 26 April 2002. Agent wants me to extent contract. I feel I should not have to sign an other contract due to builders short comings. I would say the house is a about a quarter of the way done. I retired from the military about a year ago. My house hold good are in storage in Arizona. The government will cover the cost of storage for a year. This will expire June 30, 2002. I manage to get a 90 day extension but I have to pay storage fees. It’s only about a $100.00 a month because I paying the government rate. But my family and I are living on bare essentials because I didn’t want to move, store, and move again. What are my options? Can I seek other compensations. I’m afraid I feel they want me to back out so they can sell the house at a higher price. Principles involved: BUILDER/SELLER Grice Corporation, Port Orchard WA BROKER/AGENT John L Scott, Silverdale WA

Comments:Neumann homes is proving to be a horrible homebulider. Not only is the quality shoddy, but the customer service is miserable. First complaint. We closed in March and this is now almost July 4th- and still they have not laid the sod or landscaped. Yet I have watched them do 5 brand new homes around me. All my questions regarding this have been ignored. Here is a list of things wrong with home. Forgot to hook up AC. Crack in toilet Leak in garden tub drain that ruined kitchen below Leak in shower plumbing Horrible painting and forgot to putty nail holes in all the wood throughout the house No caulking done around sinks, showers, tubs, etc. Left wall blemishes around the house that they never bothered to touch up with before we closed. Didn't install outdoor rain gutter drains. Had to get them to come back. Basically they suck and I wouldn't recommend them to anyone.

Comments:Hello, great site Lisa! It comes up on searches now, too. I am the Oklahoma representative for Homeowners Against Deficient Dwellings, http://www.hadd.com My husband and I are involved in a construction defect complaint against Richard Fuller Homes. HUD/FHA has now disciplined Fuller, an inspector, and one of Fuller's employees for the defects and omissions, breach of warranty and falsified documents. Our warranty co, HBW, also tried to worm out of this. It is crazy, the depth of corruption and greed in this industry. I encourage anyone with a builder complaint to go to HADD's site. I hope I will hear from those of you with Fuller Homes complaints, and those in Oklahoma regardless of who your builder is.
